• For refundable promotions, Amendment and Cancellation made more than 14 days prior to check-in date: FREE OF CHARGE
• For All promotions, No-show & Early check-out: Fully booking amount will be charged.

Deposit Policy

• 100% deposit by credit card are required at the time of reservation, No-Show & Early check-out is non-refundable.

TERMS & CONDITIONS

• The room rates are quoted in THAI BAHT inclusive of 10% service charge, 7% applicable VAT, and 1% provincial tax.
• Normal occupancy per villa is 6 persons. Maximum 8 adults 2 Childs below 12 years per room are allowed with Extra person charge 500 THB / person / night.
• 12 years and older will be considered as adults.
• Extra bed is the existing expandable sofa bed in room, no rollaway bed provided at the villa.
• The maximum number of extra beds in the villa is 1-2 people depended on villa type
  . Extra bed rates: 1,500 THB/Bed/Night
• Hotel check-in time: 2.00 p.m. and check-out time: 11:00 am.
• Late check-out until 16.00 hrs. is at 50% charge of the room rate while late check-out after 18.00 hrs. will be charged at 100% of the room rate.
• To confirm booking, 50% deposit by credit card are required at the time of reservation and the final balance will pay direct at hotel upon arrival date.
• The villa reserves the right to renegotiate the rates if the period room type or requirement changed.
• A damage deposit of THB 3,000/villa (by cash) is required on arrival, will be full refunded when you check-out, subject to an inspection of the property.
